Aiken County Home Market Holds Steady Amid Declines

Published September 6, 2026 at 5:13 am | By Pearl Hutto, Staff Reporter

National Home Prices See Declines, Aiken County Market Holds Steady

As the national housing market experiences a late-summer transition, with price drops impacting several major metropolitan areas, Aiken County’s real estate landscape continues to show resilience. While some cities are seeing significant year-over-year declines in home prices per square foot, the local market in Aiken has maintained a more stable trajectory, reflecting different economic dynamics.

Nationally, housing prices per square foot decreased by 1.8% year over year in August, marking the tenth consecutive month of decline. Median list prices also fell in three of the four major US regions: the Northeast saw a 3.6% drop, the South a 2.6% decrease, and the West a 2.1% reduction. Prices in the Midwest remained flat. This broader trend indicates a market correction driven by high mortgage rates and evolving supply-and-demand conditions, prompting sellers to adopt more realistic pricing strategies.

Among the 50 largest metropolitan areas, 36 experienced a fall in median list price per square foot in August. The most substantial declines were observed in Austin, Texas, with an 8.1% decrease and a median listing price of $450,000; Tampa, Florida, down 5.6% with a median listing price of $391,950; and Memphis, Tennessee, which saw a 4.1% drop and a median listing price of $299,995. Other cities with notable decreases included San Francisco, California (-3.9%), San Antonio, Texas (-3.6%), Denver, Colorado (-3.4%), Baltimore, Maryland (-3.2%), San Diego, California (-2.7%), Orlando, Florida (-2.6%), and Portland, Oregon (-2.4%).

Real estate experts suggest that many of these markets, particularly those that experienced rapid growth during the COVID-19 pandemic, are now adjusting. These areas often have increased housing inventory compared to pre-pandemic levels. San Francisco, despite its historically competitive market, was an outlier, with a 3.9% decrease in price per square foot. This shift is partly attributed to instability in the tech industry, with companies like Oracle, Meta, Dell, Microsoft, and Amazon implementing quiet layoffs, impacting the purchasing power and confidence of tech workers.

In Aiken County, the median home sale price was approximately $347,450 as of May 2025, representing a 31.2% year-over-year increase. This contrasts with the national trend of declining prices, suggesting that the local economy, anchored by major employers such as Savannah River Nuclear Solutions (SRNS) and Aiken County Public School District, provides a different market environment. The presence of significant manufacturing operations like Bridgestone Americas Tire Operations and Kimberly-Clark USA LLC also contributes to a stable employment base, which can influence housing demand and pricing.

The current market adjustments nationwide may offer opportunities for prospective buyers who have faced affordability challenges. As active housing inventory continues to rise nationally, sellers in cooling markets are reevaluating their pricing to attract financially qualified buyers. The future direction of these markets will depend on local economic momentum and changes in mortgage rates as the autumn buying season progresses.
