A recent analysis of US Census Bureau data reveals a national trend of shrinking new single-family homes, a phenomenon impacting homebuyers in Aiken and across the South. Over the past decade, the average size of new single-family homes sold nationwide decreased by 11.6%, from 2,724 square feet in 2015 to 2,409 square feet in 2025. Despite this reduction in size, the average price per square foot surged by 71.9% during the same period, indicating that buyers are paying more for less space.
This trend, termed shrinkflation in the housing market, reflects economic pressures on builders. Rising land, labor, and material costs have led builders to construct smaller homes to maintain affordability for buyers facing higher mortgage rates and other financial constraints. Mortgage rates have lingered between 6% and 7%, more than double the rates observed during the pandemic, making smaller homes a more viable option for many, especially first-time buyers.
In 2025, one in four new single-family homes sold nationally measured less than 1,800 square feet, a significant increase from 16% in 2015. Conversely, the share of larger homes, those at least 3,000 square feet, declined from 33% to 20%. The South, which includes Aiken County, experienced the sharpest decline in average new-home size over the past decade, with a 13.4% reduction. In 2025, 24% of new homes sold in the South were under 1,800 square feet, and the average new home size was 2,420 square feet.
While the total price of a smaller home may reduce the down payment and monthly mortgage payment, the substantial increase in price per square foot highlights the overall rise in housing costs. Homebuyers today are receiving significantly less space for their money compared to a decade ago. Beyond budget considerations, demographic shifts, such as smaller households, also contribute to the demand for more efficient layouts rather than maximizing square footage. Smaller homes also offer lower maintenance costs, providing long-term savings on heating, cooling, furnishing, and repairs, which can be particularly beneficial for first-time buyers whose budgets are already stretched by mortgage payments, property taxes, and insurance.
The Northeast stands out as the only region where the average new-home size increased, growing by 1.1% to an average of 2,866 square feet in 2025. This anomaly is attributed to high land and construction costs in the region, which often lead builders to focus on larger, higher-end homes. However, this increased square footage comes at a higher cost, with the Northeast experiencing the largest jump in average price per square foot, rising 97.2% since 2015.
