The dominance of all-cash transactions in the residential real estate market has diminished, with the share of cash sales falling to 31.4% during the first four months of this year. This represents a decrease from 32.3% during the same period last year, according to Realtor.com data covering both new and existing homes. This shift, observed as recently as July 2026, indicates a cooling market where cash is no longer a prerequisite for securing a deal.
Cash buyers are withdrawing from the market at a faster rate than the overall decline in home sales. While total home sales decreased by 8.5% year-over-year during the first four months, the number of cash sales dropped by 11.2%. This trend coincides with a significant slowdown in price growth; the national median home price saw only a 0.2% annual increase, a stark contrast to the 1.8% growth in 2025 and the 15.4% peak in 2021.
A senior economist at Realtor.com, Hannah Jones, noted that cash buyers are not disappearing but are becoming less dominant as the housing market stabilizes. Increased inventory and moderating prices are creating more opportunities for buyers who use mortgages to compete. While cash still offers advantages, its primary benefit has shifted from winning bidding wars to providing sellers with confidence in a quick and smooth closing process.
During the height of the pandemic housing boom, and in the years following, cash was often considered essential in highly competitive markets, particularly after interest rates began to rise. However, a survey from the National Association of Realtors, focusing on existing homes, shows that the share of all-cash sales in July of this year was 26%, down from 31% in July 2025.
Despite the national decline, some markets are experiencing an increase in cash transactions. Pittsburgh, Austin, Texas, and San Francisco have all seen a rise in the proportion of cash deals compared to a year ago, driven by an actual increase in the number of cash purchases, not just fewer total sales.
A real estate agent in the Boston area, Dana Bull, confirmed observing fewer cash buyers in her market, even though Boston remains competitive. She mentioned that while cash was once king, especially when interest rates climbed and bidding wars were common, this trend has been tapering off. Bull still sees waived financing terms and advises buyers in hotter neighborhoods to get pre-underwritten rather than just preapproved to enhance their competitiveness against cash offers. She cited recent instances where financed clients, with pre-underwriting, successfully outbid numerous other offers, which she believes would have been unlikely during the cash-dominated period of 2022-2025.
