Redevelopment Underway in Forest Acres
Construction has commenced at the former Richland Mall redevelopment site in Forest Acres. Footings and building slabs are currently being placed for luxury apartments on the property.
Demolition of the 930,000-square-foot mall, which began in March 2024, was completed in May. The 380-apartment complex is expected to be finished in 2028.
Augusta-based Southeastern Development acquired the 32-acre mall property for $18.6 million in early 2023. Southeastern Development later sold a 6-acre parcel to the city for $3 million, intended for the development of a park. This park is anticipated to be completed in Spring 2028.
Forest Acres Mayor Thomas Andrews stated that the completed space will offer more retail and restaurant options, a broader tax base, and a community gathering place for Forest Acres and the Midlands.
Richland Mall was originally built as an open-air mall in 1961 and was later rebuilt as a three-story enclosed shopping center in 1988. The mall’s last tenant closed in 2023.
