MONETTA, S.C. — Residents who live near the planned North Fork Commerce Park get a chance Tuesday evening in Monetta to see what Aiken County wants to do with the zoning around the industrial site and to tell planners what they think.

The county is holding a drop-in public information session Tuesday, Oct. 27, starting at 5:30 p.m. and running until 7:30, in the Ridge Spring-Monetta Middle School building on Trojan Road. There is no formal program. People can come and go, look over maps and talk one on one with planning staff and members of the Planning Commission, which asked for the session.

On display will be the current zoning map, existing land use data, the map of growth priorities drawn up for the 2024-2034 comprehensive plan, and the proposed changes for the park.

Covering about 1,900 acres by the Exit 33 interchange of Interstate 20, the park is a joint project of the county and the Western SC Economic Development Partnership. The land there is mostly farms and scattered homes, now zoned Rural Development.

Under the staff proposal, the park itself would become Industrial Development, land around it would shift to Residential Rural Commercial as a buffer, and the interstate corridor near Old 96 Indian Trail Road would become Limited Development.

Feedback gathered Tuesday will feed the Planning Commission review. Any rezoning the commission recommends still needs three readings and final approval from Aiken County Council.
