# US Home Listings Rise, Creating Buyer&#8217;s Market

A recent analysis of national real estate trends, released on August 28, indicates a significant increase in available homes across the United States, potentially signaling a favorable market for buyers in Aiken and beyond. During the four weeks ending August 23, new home listings nationwide saw a 6% increase compared to the same period last year, adjusted for seasonality. This marks the highest level of listings since April, with the total number of homes for sale also rising by 0.5% week-over-week, the largest such increase since May.

Despite this rise in inventory, demand for homes remains subdued, largely due to the persistent high cost of housing and climbing mortgage rates. Pending home sales declined by 3.1% year-over-year and 1.1% from the previous week, reaching their lowest point in six months. This combination of increased supply and tempered demand has led Redfin, an online real estate brokerage, to characterize the current environment as a significant buyer’s market in much of the country.

Chen Zhao, Redfin’s head of economics research, suggests that late August or early September could be prime times for buyers to secure a deal before the market potentially gains momentum after Labor Day. She advises prospective homeowners to consider properties that have been on the market for several weeks, as sellers of these homes may be more inclined to accept offers below the asking price, provide concessions like mortgage-rate buy-downs, or agree to repairs based on inspection findings.

Conversely, sellers are cautioned against pricing their homes based on previous sales from a year or two ago. Zhao emphasizes that correctly pricing a home from the outset can be crucial for attracting serious buyers and avoiding a prolonged listing period. The median home sale price in Aiken County has seen a substantial increase, up 31.2% year-over-year to approximately $347,450, reflecting the local market’s dynamics within this broader national context.

Among the nation’s 50 most populated metropolitan areas, Virginia Beach, Virginia, experienced the largest year-over-year jump in new listings, up 14.3%. San Jose, California, saw an increase of 13.3%, followed by Boston at 9%, and both St. Louis and Seattle with an 8.9% rise. In contrast, new listings fell most significantly in Dallas, down 12.3%, Atlanta, down 9.4%, San Antonio, down 4.6%, and Columbus, Ohio, and Jacksonville, Florida, both down 4.2%.
